BUYERS, I CAN SELL YOU ANY HOME IN SAN ANTONIO AND SURROUNDING AREAS! The Buying Process You simply tell me everything that is needed and wanted in your perfect
home and location whilst I listen. I then search the MLS type
in your criteria in a home and this pulls up everything that is actively
on the market, we then schedule to view all of the homes and once you
are determined which you would like to put an offer in for, then we sit
down and go through step by step the contract. Also I will do a bit of
a history check on the home before we submit a contract;
1) How long has it been on the market?
2) Is the seller motivated to sell?
3) When can the house become vacant?
4) If the price of the home has ever changed?
5) Most importantly I can do a search on recently sold homes within
that neighborhood making sure we get the home for the best price for
you.
6) Also a search on homes that are actively on the market in that
area making sure the listed price is fair.
We then will receive a sellers disclosure on every that will be staying
in the house, if there are any exclusions, repairs done on home etc etc.
A contract will be submitted to the listing agent along with
a copy of your earnest money check which shows you are serious on
your offer.
Once your offer has been accepted then congratulations, this is when
the contract signed by all parties along with the earnest money check
goes to the title company and becomes executed.
We then will start with your loan application through a lender of
your choice or my recommendation.
I then will schedule an inspection to be carried out on
the home in which I will attend, we will then go through the inspection
report page by page and negotiate on the sellers doing the repairs if
any are needed of course.
I will also schedule a survey to be done but most times the seller
already will have an existing one and as long as the title company and
your lender okays this then a new one is not needed.
You will then receive title commitment from the title company.
The appraisal of the home is done through your lender, we always want
the appraisal to come back the same as our asking price or better still
higher.
Throughout all of this I work closely with all parties you the buyers
and my clients , the title company, lender, inspectors, appraisals, surveyors
making sure everything is moving along efficiently and professionally.
I will schedule the closing day and time to best suit your needs.
We then do a final walk through of your future home normally within
24-48 hours of closing, this is to make sure you are fully 100% happy
with your home.
We go through the HUD form which states what you the buyer is paying
for etc, making everything is correct ready for you to order your cashiers
check.
Final part is the Title company we close where you sign and receive
all your important legal documents, once funded I will collect the keys
etc to your new home and happily place them in your hands.
I will give you a list of utilities and all important information
and numbers that are needed.If you are needing to register children in
a school I can give you all the info that's needed at the time it is
needed for registration.
