The Selling Process
This begins with the listing appointment;
A free CMA ( comparative market analysis) on your neighborhood on
active listings along with recently sold homes.
I explain what my professional services consist of in getting you
the highest and quickest sale of your home.
Open Houses, MLS in which every Realtor within San Antonio can see
your home, Realtor.com in which every person who is looking for a home
can see your home, my own website where everyone within the
Lions Futball Club can view your home also all new people moving to San
Antonio can see your home, multiple photos of interior and exterior,
always flyers on your sign in your garden, brochures in your home with
everything a serious potential buyer needs to see, I will personally
call each and everyone of your showings to get some feedback on your
home and will inform you at all times on there comments, I can walk your
home and help you if needed on what would be good to do to try to help
sell your home.I am also great at listening to what my clients are expecting
from me and am always happy to do what's needed.
Once we have agreed on a listing, I thank you and we can begin.
When an offer comes in I will present to you and we can go through
it page by page making sure I get the best price on your home for you.
We can do 3 things at this time;

Accept
2)
Counter
3)
Reject
Typically the title policy is paid by the seller but it is also negotiable
and I will inform you of that cost, normally you the seller will have
your original existing survey which is normally good to use unless major
changes to the home or land have been made then a new one will be needed,
this too is negotiable on who pays.
An inspection is paid through the buyer and also the appraisal.
Once an offer has been agreed upon all parties have signed and the
contract has gone to the title company to become executed.
This is when the inspection will be done and I will be there to attend
this.Hopefully all is well when the report comes back.
Whether you are just down sizing or getting a larger home I would
be honored to assist you there as my buyers, or if relocating to
another state or country I can refer you to a professional Realtor within
that location.
I can arrange for wiring transfers of your funds from the sale of
this home.
Schedule closing day and time to your needs.
Recommend moving companies to begin moving out.
Buyers will sign an acceptance of a final walk through of your home
and you will receive a copy of this.
I will go through page by page of the HUD form which says what you
the seller will be receiving from the sale of your home after all costs
are paid for, I will make sure everything is correct for you.
At the title company we will do the closing, signing and releasing
the home to the buyers,once funding has taken place,I will then get
the keys etc to the buyers agent.
